The plan set includes Foundation Layouts, Floor Plans, Elevations, Cross Sections, Details, Roof Plan, Lighting Layout and other elements necessary to assist builders with constructing the exquisite design you selected. Our plan sets are a buildable set of “Design Documents” to guide you into the home of your dreams.
We consider our plan sets that we provide “Design Documents.” Our philosophy is that we allow for builders/contractors to use their own typical methods of construction to arrive at the same end result our homeowners and the designer intended. We provide the pertinent information to construct the home, but still allow some flexibility of construction for the builder/contractor.
A Certified Professional Building Designer is a member of the American Institute of Building Design (AIBD) that has met the requirements of the AIBD ByLaws and the work experience standards deemed necessary to gain comprehensive knowledge of the profession of building design. The American Institute of Building Design established an independent body known as the National Council of Building Designer Certification to create and administer an examination and certification program. Those persons so certified are permitted to use the title of Certified Professional Building Designer (CPBD). Certified members are deemed qualified to perform services required in any portion of planning, design and construction, as permitted.
Study Plan sets are drawings that provide additional information to help the homeowner to decide if this plan is right for them. Information such as exterior elevations, room sizes, appliance sizes/locations, etc. provide clients with a description of the interior and exterior of the building. The purpose of our Study Plan is to offer more of a preview into the overall artistic vision of the design they selected before purchasing a building plan set.
Yes, you may purchase the CAD file if you purchase the Unlimited Building Package.

Yes, you can. Contact us and we can have a reversed set created and shipped to you.
A reversed set is a mirrored version of our floor plans shown. Sometimes this is required due to site conditions.

No, we do not offer a materials list due to differing regulations implemented by regional jurisdictions that govern building codes for specific communities. Your contractor and/or building supplier can usually provide this for you.
The overall cost varies depending upon many factors such as region of construction, geotechnical conditions, building inspection requirements (seismic zones, etc.) and more.
Yes, we can help with the selection of materials and colors as well as lighting fixtures. However, we do not assist with selecting furniture and other decor.
The foundation type should be recommended by your builder. We do not have exact site condition information for each site location, such as geotechnical information, to provide a footing design for a specific site. Many foundation designs are also subject to jurisdictional requirements that we are not aware of in your region. We provide Foundation Layout options (Slab & Crawlspace) in our plan sets, which helps the builder lay out the foundation perimeters.
Yes, you should be able to acquire a building permit in most areas. However, some jurisdictions may require engineering plans or a site plan. If an engineering plan is required, we can issue the CAD file for an engineering consultant to use to develop their own plan sets. This can be provided through our Unlimited Plan Package.

Heated square feet is the conditioned space within the house, encompassing all areas heated by an HVAC system. Non-heated square feet is the area of a house not conditioned by heating and cooling units, which includes garages, porches, and outdoor seating spaces, etc.
No, but we do provide the Lighting Layout Plans indicating our recommended locations of lighting fixtures and switch locations throughout the home. Local jurisdictions dictate the necessity of Mechanical, Plumbing and Electrical plans which may vary.
Currently our plans are designed for the 2018 International Residential Code. Specific code requirements should be verified with the local code jurisdiction.
No, they are not. If a sealed set of plans is needed for your home the Unlimited Plan Package can be purchased which includes the drawing files that an Architect or Engineer can use to create their own plan sets.

When you purchase a set of plans, you will also receive a digital PDF copy of the plans. These files can be sent to your local print shop (large format printing company) where copies can be made at your convenience. A release letter is included with your plan set to allow printing.
